In the spring of 2005, Harlem Lofts, Inc. was retained to locate a mixed use property in the range of 8,000-10,000 square feet. We viewed over 30 properties that were on the market and just as many that were not yet officially listed. We found two buildings which were expired listings from a larger firm based downtown. Both properties had been priced at the top of the market for 2005. It seemed that potential buyers had viewed the individual value of each building, and we suggested that our investor purchase and combine the buildings, as this would create the "highest and best use" for investment purposes.
