Harlem Lofts, Inc. was retained by an owner of a building to market and sell his investment townhouse located in Harlem. Using our extensive knowledge of Harlem real estate, we were able to determine two price points for our client. The first was for an immediate cash sale with closing in 45 days. To obtain offers in this scenario, we tapped into our exclusive buyer database and marketed the property to these investors. In the second scenario, we used our memberships with multiple comp services such as The Real Estate Board of New York and The National Association of Realtors to determine the fair market value for the property with an estimated closing of 4-6 months. Our client preferred option two, so we marketed the property to over 800 real estate firms through our membership with Online Residential www.olr.com, The Real Estate Board Of New York www.rebny.com, Real Plus Online www.realplusonline.com, and The National Association of Realtors www.realtor.com, which enables us to showcase our properties at www.realtor.com.
44 potential buyers and 26 brokers made appointments to tour the house or attended open houses. After receiving multiple direct and other agency offers, we were able to co-broker a sale with Corcoran for the full asking price. The sale closed 4-1/2 months after we listed the property.
